Guarantee Electrical Company’s design-build was tasked with keeping the headquarters of the Bank of Washington and surrounding businesses fully operational during a two-year project that modernized the systems of the bank’s historic home. Originally built in the 1920s, the project included an expansion of existing facilities by topping the two-story original structure with three new floors of office space, boosting total interior area to 73,145 square feet. By relocating the existing utility services for two city blocks before breaking ground on the site, Guarantee ensured that surrounding businesses experienced minimal disruptions when new construction began on the two-story bank.
During preconstruction, the engineering and design-build departments of Guarantee used 3D web-based modeling to develop plans that optimized constructability. Guarantee also applied lean construction methodology to facilitate positive working relationships with allied trades that helped all parties attain realistic build schedules. Engineering and design-build convened weekly for the duration of the project and also met weekly with key subcontractors. Between meetings, Guarantee initiated communication with sub-contractors as needed.
As the project moved into the construction phase, crews relied on Guarantee to provide a continuous source of backup power thanks to a large generator. The design team also upgraded old switchboards and panels to accommodate 21st century bank technology and wired the three-story build out and five-story side addition, including new elevator service. In the final stages of the project, Guarantee designed and installed exterior lighting to highlight historic elements of the exterior.
Guarantee met budget and met or exceeded all construction milestones over a 24-month schedule that was adjusted due to significant client-requested increases in work scope including the addition of a four-rack data center to floor one and data hub rooms to floors two through five. Guarantee achieved zero recorded injuries while logging more than 6,600 manhours on site.
