St. Louis Galleria Renovation
Location: Brentwood, MO
Client: General Growth Properties, Inc.
Size: 1.2 million SF
The Saint Louis Galleria opened in 1986 as one of St. Louis’ premiere shopping destinations. Previously renovated in 1991, owner General Growth Properties initiated plans for an extensive interior renovation in late 2004 to better compete against a freshly expanded center in West St. Louis County. National retail general contractor VCC selected Guarantee Electrical to design and install a unique lighting design for the Galleria’s food court, atrium and main corridors. The dual aim was to reduce energy costs and better accent the fresh interior design.
Working in phases to minimize customer disruption, Guarantee:
- installed new lighting on top of columns at five entrances,
- replaced more than 2,000 incandescent fixtures with metal halide luminaires, and
- replaced all can lights and track lighting fixtures to lower energy costs and increase lighting level and merchandising appeal.
The sheer size and electrical system complexity of Saint Louis Galleria presented a number of challenges. To ensure the finished installation achieved the desired polish, Guarantee installed metal clad cable through the ceiling, using a 90-foot atrium lift that cleared the 38-inch wide doorways by fewer than four inches.
The renovation’s final phase proved to be the most challenging. Guarantee accelerated the project completion date by adding extra manpower during a third shift from midnight to 7 a.m. The team expedited lighting fixtures delivery with Guarantee suppliers to achieve the accelerated schedule, minimize disruption to tenants and their customers, and fully meet the critical path deadline.
