Guarantee Preconstruction Services Yield Time & Cost Savings for New Patient Tower

When St. John’s Mercy Medical Center in St. Louis County, Missouri, sought to wedge a 160-bed, seven-story, 314,625-square-foot patient tower seamlessly between two existing facilities, it turned to Guarantee Electrical for design assistance, as well as preconstruction and construction services for electrical and technology components.
 
The project entailed construction of a new main entrance, a neonatal intensive care unit (NICU), a pediatric floor, two levels of patient floors and two levels of shell space for future expansion. Extensive technology included a pediatric HUGS system to guard against infant abductions. Guarantee suggested routing feeders underground as a way to clear needed building space for intensive mechanical, electrical and plumbing systems required in the new Patient Tower.
 
Guarantee was then selected as part of the design-assist team for Patient Tower B, led by McCarthy with Northstar Management Company as program manager for the owner. Working in a totally integrated approach to develop the best possible solutions for St. John’s Mercy, Guarantee applied its extensive preconstruction and constructability know-how to devise solutions that saved time and money – while closely coordinating with Heideman Associates, Inc. as engineer, the owner, owner’s rep, general contractor and other subcontractors to meet the challenges of the project.

  • To fully integrate the new tower with existing structures, Guarantee needed to devise solutions within the low 11-foot flat-poured concrete slab-to-slab heights while maintaining 8-foot floor-to-ceiling clear space. Working from drawings prepared by Guarantee’s engineering group, Guarantee’s constructability experts produced color-coded field drawings showing the exact placement for every system component.
  • Guarantee devised extensive in-slab rough-in to leave more space for intensive ductwork in the over-ceiling space. Responding to the structural engineer’s required placement of conduit exactly in the middle of each deck, Guarantee pre-fabricated deck conduit with offsets that would ensure exact placement. Pre-fabricated deck conduit was hoisted to each level and installed by Guarantee’s skilled electricians, speeding completion of each deck. The solution eliminated field material waste and removed the safety hazard of conduit trim on the job site.
  • Guarantee led another innovation – preassembled headwalls for each of the tower’s 160 beds. To enhance installation speed and ensure exacting quality, Guarantee had metal plates made with junction boxes pre-installed, then worked with pipefitters to assemble units on the jobsite. This not only enhanced productivity but assured the highest quality for these key components.
