Guarantee Electrical was selected by Alberici Constructors for its electrical design-build capabilities to play a pivotal role in achieving high-performance environmental goals for its new corporate headquarters. The facility was recognized as a national model of sustainable design and construction with the highest Platinum designation in the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) rating system.
Alberici’s corporate headquarters was reconstructed from a 50-year-old manufacturing facility. LEED certification requires strict control of power usage and light pollution. Guarantee optimized energy performance in a number of ways and devised methods to generate at least 10 percent of the energy needed from renewable sources.
- A 65KW refurbished wind turbine generates 20% of the facility’s energy needs.
- A passive solar preheat system heats water for the building’s hot water needs.
- A daylight harvesting system measures light from outside to control inside lighting.
Overall, the building is 60% more energy-efficient than a conventional building. Guarantee’s mix of fixed and task lighting requires only .67 watts per square foot – about half the power consumed by lighting in a typical office building. Highly efficient fixtures include premium electronic ballasts and 3100 lumen T8 lamps, maximizing lighting levels while reducing energy usage. Guarantee’s design also eliminated lighting pollution from Alberici’s site onto neighboring properties.
Guarantee received a 2005 Construction Keystone Award from the Associated General Contractors (AGC) of St. Louis for the project.
