HOK Headquarters Downtown St. Louis’ First LEED-CI Space

As a global provider of planning, design and delivery solutions for the built environment, HOK sought to create a new headquarters in St. Louis that reflected its mission of creating exceptional environments that inspire people while shaping the future. It also wished to demonstrate its commitment to developing resources and expertise to help lead the world toward sustainable communities and building environments.
The 57,000-square-foot headquarters became downtown St. Louis’ first space to receive certification in the LEED for Commercial Interiors (LEED-CI) program by the U.S. Green Building Council.
Guarantee Electrical provided HOK with an environmentally-conscious electrical design and construction program. Extensive day-lighting was combined with occupancy sensors and photocells working in tandem to reduce energy use and increase access to natural light, featuring such elements as:
- Programmable and automated occupancy and daylight harvesting controls
- Night override switches
- Direct and indirect lighting in the open work space
Two 600-square-foot skylights with adjustable diffusers were installed to introduce natural light into the darkest areas of the space and reduce the need for artificial light. Guarantee and HOK collaborated on a lighting system that included packages from three different manufacturers. Guarantee also provided general power and workstation connections. In total, more than 600,000 pounds of material was recycled or repurposed as part of an aggressive program to minimize construction waste.
Completed in December 2004, HOK’s St. Louis office is 10,000 square feet smaller and more efficient than its previous offices in 15 percent more space and spread over three floors in the same building. The 100 percent open office plan, with a library and café at its center, creates crossroads and collaborative areas to spark spontaneous encounters among members of various practice groups and disciplines, accommodating up to 250 employees. Workstations line the perimeter of the seventh floor space, and six high-tech conference rooms linking HOK with offices and clients worldwide plus four huddle rooms provide space for private meetings.
