THE PROJECT
BJH 11300 Patient Division is viewed as a “proving ground” for new care delivery models and technologies. The unit emphasizes evidence based practices in patient care, and the staff is specially trained to launch and evaluate new practices. The construction project was a demolition and renovation project on a 13,465 square foot, 21 bed patient division encompassing both semi-private and private rooms. Due to this being a working hospital, demolition and renovation impacted the 10th floor occupied by Washington University School of Medicine. As such, and to minimize disruption to patients, doctors and students this project quickly became a three-phase project.
OUR APPROACH
With communication, coordination and scheduling being of paramount importance on this project, Guarantee initially developed 3D BIM models to determine potential collisions between trades as well as congruently developed a plan between owner, general contractor and other trades to pre-fabricate as much as possible. To wit, the demolition required temporary HVAC to be put in place, radiology rooms and equipment needed to be taken off-line, a major move of the telemetry system for the epilepsy monitoring center, as well as removal, rearranging and replacing all of the existing fixtures required all work to be performed during evening hours.
OUR WORK
Due to the critical nature of the project, GECO uitlized its industry leading just-in-time methodology of pre-fabrication to eliminate complex work on-site, eliminate unnecessary amterials on-site and provide for safer working conditions on-site. This included pre-fabricating all stub-ups as well as doing all large conduit pipe bends in our pre-fabrication shop and delivering to the jobsite when needed. During electrical construction, Guarantee provided and installed a new 112.5KV transformer to feed a new panel fed from an existing substation, provided and installed a new 15KVA transformer to feed the critical panel supplying power to the patient division, and wired several motor control center (MCC) exhaust fans and air handling units (AHU). Guarantee Electrical Systems installed all of the video surveillance including wall mounted monitors and ceiling mounted IP dome cameras. Additional security systems installed included, access control cards, readers, door strikes and panic buttons.
