THE PROJECT
The BJC Alton Memorial MOB project consisted of a new construction addition to an existing medical office building, attached to a previous Guarantee Electrical Company (Guarantee) project, BJC Alton Memorial Hospital and MOB. The project started off with a single contract for Guarantee to provide main electrical service, service to RTU’s, VAV’s, a new elevator and limited power receptacles and lighting for the core & shell only. This project was the first for the General Contractor working with owner, BJC Health. Due to Guarantee’s extensive experience working with the owner, the General Contractor added the tenant build-out to the Guarantee contract to finish the building and ready for occupancy.
The two-story, 42,000 square foot design-build project consisted of initially providing electrical service for the core & shell, and morphed into full electrical and systems project ready for tenant occupancy including pediatrics, OB/GYN, Reference Labs, exam rooms, ultrasound, therapy, Primary Care offices, reception and waiting areas. The project also required 25% minority participation which was achieved primarily through material purchases and labor with MBE electrical contractor TD4.
OUR APPROACH
With an extensive amount of healthcare experience and, in particular BJC Health, Guarantee was contracted as the Electrical Engineer of Record (EEOR), to provide fully engineered and stamped electrical design and constructability documents along with full design-build preconstruction services for the entire tenant build-out as well as turnkey systems design and installation.
OUR WORK
Ameren supplied and installed a whole new 750 kVA transformer tie-in to the new Ameren service to the building with Guarantee providing main electrical service, lighting and fire alarm. Additionally, Guarantee’s electrical systems group completed full fiber/copper backbone, emergency technology, data cabling, CCTV, card access, Sound/PA and Sound Masking installation ensuring medical care-givers would be prepared with the latest in building systems technology and ready for any possibility.
HIGHLIGHTS:
- GECO supplied a new 1000A 277/480, 3 phase electrical service with transformer tie-in to new Ameren 750kva service to the building.
- Achieved 25% minority participation goal.
- Zero accidents or injuries on project.
