THE PROJECT
The 500,000 square foot Premier Parkway cross-docked warehouse project was the first of three very large warehouse and distribution implementations that Guarantee performed at the 75-acre development within Duke Realty’s Premier 370 site.   Located on I-370, less than one mile from I-70, in St. Peters, MO. The Premier 370 development is rail-served by Norfolk Southern with convenient access to Lambert-St. Louis International Airport.  The Premier 370 site is especially well suited for users involved with logistics and distribution, while capable of supporting large-box industrial, office/warehouse, manufacturing and office campus properties.

Guarantee Electrical Company (Guarantee) provided design-build services on behalf of Duke Realty Corporation with the implementation of a dual electrical service consisting of one 3000-amp and one 2000-amp 277/480-volt rated main switchboard, providing capacity and distribution as well as installing the fixtures for powering and lighting the 500,000 square foot freight-handling facility. Included was the installation of two utility concrete transformer pads, with 15 percent spare capacity as well as 0000 feet of empty 4 inch PVC primary conduits so as to support future expansion.

OUR APPROACH
The approach used by Guarantee to accommodate the large scale of the Premier 2000 space was to place virtually the entire electrical distribution in the building’s slab at the very beginning of construction.  This had the dual effect of front-loading much of the electrical work as a whole, as well as supplying much lower cost permanent power early in the course of the project. 

OUR WORK
A number of aspects of the project were unique to a cross-docked freight handling operation in which palletized freight is managed with electric tow-motors capable of 24/7 operations.  Charging this equipment required power and outlets with the capacity to charge-up as many as 70 battery units at a time, which called for placement of two wall-mounted800-amp 480V charging panels providing disconnects for each of the chargers. Additionally Guarantee provided electrical work for the equipment serving 100 loading docks, including 100 quadraplex receptacles for powering the overhead dock doors, 100 compressed air-powered dock levelers, as well as electrical work for two conventional overhead door motors and three high-speed overhead doors. 

HIGHLIGHTS 

• Guarantee supplied a combination of Cooper highbay 6 and 8 lamp T5HO lighting fixtures with LED highbay fixtures.  
• Per the energy code the aisle lighting system is managed with lighting relay panels designed to automatically control the highbay lighting system
• The site’s exterior lighting system is managed via a photocell/programmable time clock system to control all the exterior lighting.  
• Also included was a 350 KW natural gas powered generator for emergency power, equipped with a control panel serving two  (2) temperature controlled warehouse areas, together with emergency lighting, and supplying 5 KW for information technology equipment; 12 KW for security equipment, and a separate circuit for the MDF serving the building’s voice data communications systems.
